Text Box: Deposit and Payment:
The person making the booking must be over 21. A reservation will be held for 7 days until a deposit of 50% is paid. Full payment is required at least 6 weeks before arrival. Should payment not be finalised in time we reserve the right to retain the deposit and cancel the booking. 
Bookings made less than 6 weeks prior to arrival will require a full settlement at the moment of the reservation.
1.Accommodation
1.1 Accommodation provided is for the use of the named rental clients only and may not be added to, sublet or assigned in any way. All lettings are for holiday purposes only.
1.2 Clean linen and towels are provided for the use of guests staying in the apartment but must not be used outside the apartment.
1.3   The full address, key collection details and directions to the booked accommodation will be dispatched to the rental client once the final payment is received.
1.4 The accommodation is available from 5.00pm on day of arrival and must be vacated by 10:00am on day of departure (with prior agreement these times can be flexible, although there may be a small charge)
1.5 Any extra services you requested, such as airport pick up, welcome pack or mid stay clean must be paid for on arrival
1.6 In the interests of neighbours, guests must ensure there is no unreasonable amount of noise within the apartment or gardens and that the rules of the community are abided by. We reserve the right to evict anyone who causes excess disturbance.
1.7 We request that you do not smoke in the apartment but smoking on the terrace is acceptable. No pets allowed

2.  Travel Insurance
2.1 We recommend that you take out full Holiday Insurance Cover. This insurance would then normally refund you if the reason for cancellation of your holiday falls within the terms of the policy.
2.2 If it is not possible for you to enter the property due to circumstances beyond our control (e.g. fire, flood etc) and we are not able to provide alternative accommodation we will return all monies paid.
2.3 The owners of the apartment accept no responsibility for any personal injury or the loss/damage of any personal items. All guests and visitors are totally responsible for their personal property and we accept no responsibility or liability for any injury sustained, loss or damage to any person or property brought on to the premises.
3.  Security Deposit
3.1 For each booking a Security Deposit of £150 is required.
3.2 This deposit should be sent together with the holiday balance when it becomes due.   Provided no damage is caused during the letting period, the Security Deposit will be returned within 14 days of arriving home.
3.3 Claims against the Deposit will only be made in the event of damage caused other than in the course of fair wear and tear, and we urge clients to notify any damage to us promptly so that it may be quickly rectified.  Damage discovered after the end of the letting period will be notified to the rental client as soon as possible.
3.4 The hirer is totally responsible for the property and is expected to take all reasonable care of it and the property should be left in a reasonable condition so that it may be quickly prepared for the next clients.  If abnormal cleaning is required this may be chargeable against the Security Deposit.
3.5 Repayment of the Security Deposit is by means of a sterling cheque sent to the address of the Party Leader.  Quicker repayment can be effected by a direct bank transfer to a named UK bank account.  We need your Bank Sort Code, Bank Account Number and Account Name.

4.  Cancellations
4.1 Any cancellation for whatever reason must be confirmed in writing and received prior to the start of the letting. Upon receipt of any cancellation we will try to re-let the property for the period. If such a re-letting can be arranged then we will, refund the deposit. If the property is not re-let for any reason then the hirer is legally liable for the whole of rental.
5. Cleaning:
5.1 A final cleaning of the apartment is included in the rental price. An apartment clean and fresh laundry can be arranged (at additional cost) for halfway through your stay but must be booked before your arrival. 
5.2 During your stay, you are requested to dispose of your garbage in the collection bins. Please leave the apartment in the same good condition in which you found it.
6. Substitution:
6.1 If for causes beyond our control we may be obliged to change an apartment with another that will have similar characteristics or upgrade to another one that would be more expensive without any additional charge or, subject to the client agreement, downgrade it to another flat refunding the difference.
7. Keys:
It is the hirer’s responsibility to ensure that the keys are returned at the end of their stay, if during the stay the keys are lost any costs resulting from replacing keys and/or locks will need to be paid immediately to the rental agent.
